While, excessive moisture does not create termites, it makes conditions more favorable for them, as well as fungi growth. Houses with sub areas that are built over areas of hardpan soil or with poor drainage can have excessive moisture. When this occurs there can be a fungi growth on the sub area timbers and in extreme cases, extensive fungi damage at sub flooring, floor joists and rim joists. Some recommendations to correct the moisture are, installing a plastic moisture barrier over the sub area soil, installing addition foundation vents, adding rain gutters or installing drainage at the base of the exterior foundation
